《大行》瑞銀升太古地產(01972.HK)目標價至23元 續予「買入」評級
瑞銀發表研究報告指,太古地產(01972.HK)受惠於香港寫字樓租賃及內地零售業基本面改善,重申其「買入」評級,目標價由18.1元上調至23元。
該行預期,近期資本市場復甦將帶動寫字樓租務查詢反彈,而續租租金降幅料將逐步收窄。雖然公司的股息收益率為6.1%,資產淨值(NAV)折讓率為57%,但投資者對公司內地零售資產的未來出租率仍持懷疑態度。不過,該行相信市場對公司持續的每股派息增長(每年增約5%)、香港住宅項目的潛在資產輪轉,以及香港寫字樓租賃市場氣氛改善,仍未作出全面的估算。
