《港樓》中原:上半年私宅公司名義買賣達1,638宗 創十三年高

中原地產亞太區副主席兼住宅部總裁陳永傑表示,在政府全面撤辣及樓價初現見底跡象的推動下,公司名義買入個案持續增加,反映投資者入市意欲轉強。中原地產最新統計顯示,2025年上半年本港一、二手私人住宅市場錄得1,638宗公司名義買賣,較去年同期的777宗增逾一倍,創十三年新高。成交金額達267億元,按年升約兩成,亦創下同樣時期新高,反映資金重新流入樓市。 當中,公司客佔整體買賣的比例亦顯著上升,由去年同期的3.1%升至今年上半年的6.3%,遠高於2020至2023年間不足2%的水平,顯示市場投資成分大幅提升。 若撇除收購及重建個案,(魚則)魚涌太古城錄得最多公司名義買賣,達39宗,佔同期屋苑總成交量190宗的兩成。其中,綠楊閣一個實用面積917平方呎單位以1,250萬元售出,新買家以公司持有。其次為新世界(00017.HK)旗下北角皇都,錄得32宗公司名義成交;大潭陽明山莊則以27宗排第三。
