《港楼》高力:本港商厦租户情绪趋审慎 成本优化仍为首要考虑因素
高力发布《香港写字楼租户调查2025》,在全球经济环境持续波动下,香港写字楼租户持续审慎,并积极寻求「以少换多」的策略以应对挑战。最新结果显示,企业情绪趋向审慎,31%的受访者对未来12个月业务前景持负面看法,首次超过持正面看法的28%。尽管如此,仍有41%受访者持中性态度,反映市场整体稳定但审慎。 调查显示,55%租户计划维持现有写字楼面积,27%有意缩减,18%则考虑扩张。在有意缩减办公空间的租户当中,81%表示其主要原因是成本优化,其次为业务需求减少(60%)。另一方面,扩张则主要由香港业务增长(68%)及现有空间不足(51%)所驱动。 科技、媒体及电讯(TMT)业与保险业为扩张意向最强的行业,分别有35%及36%受访者计划扩大办公空间。银行及金融业则相对平稳,而航运物流及采购贸易行业则显示出较强的缩减倾向,反映各行业在市场前景不确定下,应对策略有所不同。 高力香港企业客户服务部主管颜慧萍表示,在企业普遍着重控制成本的市场环境下,租户更倾向寻求具灵活性及高性价比的办公室选址策略。TMT及保险业的积极扩张反映出其对市场的信心与韧性,显示市场虽审慎,但仍积极调整,为未来增长作好准备。 该行称,租金(92%)仍为租户选择办公空间的首要因素,其次为楼宇质素(72%)及楼层面积大小(37%),反映租户对大厦质素的重视。虽然租金与楼宇质素主导选址决策,但环境、社会和管治(ESG)因素亦逐渐受到重视,尤其是大型企业。整体而言,12%受访者表示ESG认证为选址考虑因素之一,而旗舰租户中,此比例更高达41%,反映大型企业对可持续发展及企业社会责任的期望日益提升。 中环/金钟(91%)及九龙东(83%)的租户对所在区域表现出高度忠诚。相比之下,上环(57%)及港岛东(73%)的租户则较倾向搬迁,反映出部分企业希望透过迁入核心区以提升企业形象,亦有企业选择新兴地段以追求更高的性价比。高力香港商业物业服务港岛商业部主管林子明表示,观察到有更多企业重新考虑迁回核心区,以配合其品牌定位与交通便利性。 约64%租户计划续租现有写字楼空间,当中44%不打算改变租用面积。无论是续租或搬迁,租金仍是决定性因素,许多租户表示吸引的租金方案是其主要考量。88%受访者期望获得免租期,49%希望获得资本支出补贴,另有46%期望管理费折扣,较2024年(25%)大幅上升,成为比灵活租约更常见的期望优惠。 高力建议,租户重新评估写字楼空间需求,配合混合工作模式,并考虑非核心地区的全配备写字楼以降低装修成本。整合多个小型办公室亦有助节省开支,并建议在续租或搬迁时主动争取资本支出补贴。而对业主而言,提升竞争力则需采取灵活且积极的策略。
