《港樓》高力:本港商廈租戶情緒趨審慎 成本優化仍爲首要考慮因素
高力發佈《香港寫字樓租戶調查2025》,在全球經濟環境持續波動下,香港寫字樓租戶持續審慎,並積極尋求「以少換多」的策略以應對挑戰。最新結果顯示,企業情緒趨向審慎,31%的受訪者對未來12個月業務前景持負面看法,首次超過持正面看法的28%。儘管如此,仍有41%受訪者持中性態度,反映市場整體穩定但審慎。
調查顯示,55%租戶計劃維持現有寫字樓面積,27%有意縮減,18%則考慮擴張。在有意縮減辦公空間的租戶當中,81%表示其主要原因是成本優化,其次爲業務需求減少(60%)。另一方面,擴張則主要由香港業務增長(68%)及現有空間不足(51%)所驅動。
科技、媒體及電訊(TMT)業與保險業爲擴張意向最強的行業,分別有35%及36%受訪者計劃擴大辦公空間。銀行及金融業則相對平穩,而航運物流及採購貿易行業則顯示出較強的縮減傾向,反映各行業在市場前景不確定下,應對策略有所不同。
高力香港企業客戶服務部主管顏慧萍表示,在企業普遍着重控制成本的市場環境下,租戶更傾向尋求具靈活性及高性價比的辦公室選址策略。TMT及保險業的積極擴張反映出其對市場的信心與韌性,顯示市場雖審慎,但仍積極調整,爲未來增長作好準備。
該行稱,租金(92%)仍爲租戶選擇辦公空間的首要因素,其次爲樓宇質素(72%)及樓層面積大小(37%),反映租戶對大廈質素的重視。雖然租金與樓宇質素主導選址決策,但環境、社會和管治(ESG)因素亦逐漸受到重視,尤其是大型企業。整體而言,12%受訪者表示ESG認證爲選址考慮因素之一,而旗艦租戶中,此比例更高達41%,反映大型企業對可持續發展及企業社會責任的期望日益提升。
中環/金鐘(91%)及九龍東(83%)的租戶對所在區域表現出高度忠誠。相比之下,上環(57%)及港島東(73%)的租戶則較傾向搬遷,反映出部分企業希望透過遷入核心區以提升企業形象,亦有企業選擇新興地段以追求更高的性價比。高力香港商業物業服務港島商業部主管林子明表示,觀察到有更多企業重新考慮遷回核心區,以配合其品牌定位與交通便利性。
約64%租戶計劃續租現有寫字樓空間,當中44%不打算改變租用面積。無論是續租或搬遷,租金仍是決定性因素,許多租戶表示吸引的租金方案是其主要考量。88%受訪者期望獲得免租期,49%希望獲得資本支出補貼,另有46%期望管理費折扣,較2024年(25%)大幅上升,成爲比靈活租約更常見的期望優惠。
高力建議,租戶重新評估寫字樓空間需求,配合混合工作模式,並考慮非核心地區的全配備寫字樓以降低裝修成本。整合多個小型辦公室亦有助節省開支,並建議在續租或搬遷時主動爭取資本支出補貼。而對業主而言,提升競爭力則需採取靈活且積極的策略。
