《港樓》美聯布少明:元朗朗日峯開價較區內貨尾單位折讓 料投資客約佔三成
嘉里建設(00683.HK)旗下元朗朗日峯公佈首張價單,入場門檻368萬元起,項目折實平均尺價約12,142元。美聯物業住宅部行政總裁布少明表示,項目是次開價吸引,較區內貨尾單位有一定折讓,故具競爭力,料將受年輕上車客追捧,而投資客比例約佔三成。
布少明認爲,元朗生活配套完善且成熟,加上項目是次開價吸引,相信將受到90及00後上車客追捧。另外,由於預期屋苑入夥後尺租可達約40元,租金回報約4.5釐水平,故相信吸引不少長線收租投資者入市。
整體市況方面,布少明預期7月份一手交投暢旺,全月交投可望錄約2,000宗,按月急升;而二手交投料靠穩上升,有望錄得約4,200宗水平,樓價亦有望止跌回升。
