世邦魏理仕:上半年甲級寫字樓租賃面積按年跌三成 次季空置率17.4%
世邦魏理仕發表上半年香港商業房地產報告,今年次季甲級寫字樓整體租賃面積按季下跌3%至88.55萬平方尺;上半年按年跌30%至180萬平方尺。整體租金跌幅放緩,次季按季下跌0.6%,年初至今下跌2.8%。次季整體空置率微跌0.1個百分點至17.4%,但仍高於六個月前的16.9%。該行料下半年租金仍將維持下行趨勢,全年跌幅介乎0%至10%。
零售商鋪方面,次季核心區的空置率下降0.7個百分點至7.1%。中環的空置率維持穩定爲6.6%;銅鑼灣的空置率上升1.3個百分點至6.6%;尖沙咀與旺角的空置率則分別下降1.4個百分點至12.9%及1.8個百分點至5.1%。租金按季上升0.9%,令上半年租金增長達1.9%。該行料下半年,隨着本地消費及旅客人流改善,零售租賃預計將保持穩定,餐飲營運商將繼續主導租賃需求。
工業及物流方面,次季倉庫租金跌0.8%,上半年跌2.9%;次季分層工廠大廈租金跌0.8%,上半年跌3.5%。倉庫空置率按季上升0.4個百分點,至10.3%。
資本市場方面,次季總投資金額按季上升45%至87億元,但上半年總額僅爲147億元,僅相當於2024年全年總額的34%。即使總投資金額按季上升,次季僅錄得16宗交易,爲自2008年第四季以來最低。其中一半涉及財務壓力資產,顯示部分賣方仍面臨壓力,難以履行貸款契約。
世邦魏理仕香港區研究部主管陳錦平表示,隨着步入下半年,全球地緣政治局勢仍存在不確定性,香港商業房地產市場在持續的經濟逆風中仍在努力前行,租賃及投資活動依然疲弱。儘管如此,利率大幅下調降低了借貸成本。香港強勁的新股上市(IPO)及盛事經濟活動,加上可用資本改善,預計將在下半年爲經濟持續復甦提供有力支持。
