《港樓》屯門NOVO LAND第3A期首輪銷售即日沽清 東邊街九號首推30伙折實約470.5萬起
過去周末新盤銷情持續,屯門NOVO LAND第3A期首輪銷售即日沽清,發展商隨即加推126伙,並定於本周三(9日)進行次輪銷售。另外,西營盤東邊街九號首推30伙,折實售價由約470.5萬起。而二手市場亦表現理想,四大代理行的十大屋苑交投宗數按周普遍上升。
新地(00016.HK)旗下屯門NOVO LAND第3A期於過去周六(5日)進行首輪推售,以價單推售的160個單位全數沽清。A組最大手的一組客戶購買6伙單位,斥資超過2,800萬元,另有買家斥資逾1,500萬購入3伙單位,銷售錄得共19組大手客購買兩伙單位或以上。為回應市場需求,發展商即日加推價單第3號,共126伙,折實平均呎價11,578元,並定於本周三進行次輪銷售,推售共128伙。
NOVO LAND第3A期價單第3號入場價單位為Dragor第2座6樓D單位,實用面積為259平方呎,屬開放式間隔,折實售價為$301.41萬元。
由萬麗(香港)發展,佳兆業資本(00936.HK)代建代管代售的西營盤東邊街九號已公布價單,首批涉及30伙,實用面積249至508平方呎,採開放式至兩房間隔,以最高10%折扣計,折實價約470.5萬至1,165萬元,折實呎價18,898至23,873元,折實平均呎價20,696元。項目已於上周六起開放現樓示範單位予公眾參觀。
會德豐旗下日出康城GRAND SEASONS上周末錄得4宗成交,當中包括1伙平台特色戶,為第1A座8樓A室,採兩房(開放式廚房)間隔,面積408平方呎連349平方呎平台,售價735.1萬元,呎價18,017元。
恆地(00012.HK)旗下項目亦有交投,恆基物業代理有限公司營業(一)部過去周末兩日共錄10伙單位成交,成交金額超過5,400萬元,當中位於長沙灣的BELGRAVIA PLACE系列及曉柏峰分別獲得3宗及4宗成交,而紅磡區方面,THE HADDON和必嘉坊.迎匯分別錄得2宗及1宗成交。
由信置(00083.HK)及中電(00002.HK)合作發展,位於何文田加多利山的ST. GEORGE'S MANSIONS,最新沽出三房大宅,為1座20樓B單位,實用面積1,842平方呎,成交價9,210萬,呎價50,000元。
中原地產十大屋苑上周末全部錄得成交,合共成交15宗,按周升25%,連升3周,並創下4周新高。當中沙田第一城最多成交,錄得3宗,其次為康怡花園、新都城及嘉湖山莊,各錄2宗成交,其餘屋苑各錄得1宗成交。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,近期買家入市意欲持續上升,整體樓市氣氛暢旺。由於本周末一手市場欠缺大型新盤推售,僅屯門區新盤推售160伙並即日沽清,不少購買力因而流向二手市場尋寶。業主態度亦見務實,願意減價沽貨,平盤有承接,推動二手交投氣氛造好。
根據美聯物業分行統計,7月份首個周末十大屋苑錄得約16宗買賣成交,按周續升23.1%,連升3個周末,第6個周末維持雙位數,按統計成交量更創出自2024年3月後約66個周末新高。若以十五大屋苑計算,上周末錄得19宗成交,按周升約26.7%。
美聯物業住宅部行政總裁布少明認為,樓市受惠按揭拆息低企,資金流入,用家及投資客入市信心持續增強,故即使一手消化大批購買力,但二手市場筍盤仍然受捧。預期本月在一手交投有望錄得2,000宗,按月大升,而二手市場在樓市氣份向好帶動下,全月交投亦可看高一線。
綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得12宗二手成交,與對上一個周末的宗數相同,續企在雙位數字,亦為近8周最旺。
根據香港置業旗下分行統計,港、九及新界十大屋苑於上周末共錄得約5宗成交,較對上末約8宗回落約37.5%。在十大屋苑中,多個屋苑均錄得成交,包括太古城、港灣豪庭、美孚新村,沙田第一城及新都城各錄得1宗成交。
