據報油塘灣「巨無霸」商住項目批出首期補地價逾44億元 平均尺價超過3,000元
《星島》引述消息報道,政府已就油塘灣「巨無霸」商住項目批出首期補地價費用,涉及金額逾44億元,平均每方尺樓面補價逾3,000元。分析預期,由於補地價費用過高,相信發展商接納機會不大。 該項目由恆基(00012.HK)、新地(00016.HK)及會德豐地產等6大發展商合作,可建總樓面面積逾408萬方尺,料可提供6,236夥住宅單位,惟經過超過四年磋商,政府與發展商仍未能就項目補地價達成協議。 發展商最終建議將項目分拆作4期發展,並逐期申請補地價,以降低發展風險。當中,以第1期爲商住綜合發展,其餘3期則爲純住宅。第1期可建樓面面積約147.7萬方尺,非住宅樓面約10萬方尺,住宅單位數目將較其餘3期爲多,如按政府最新批出的平均每方尺樓面補價逾3,000元計算,涉及補地價金額超過44.3億元。
