《港樓》戴德樑行料本港全年樓價波幅於正負3%水平內浮動 中小型物業需求回暖
戴德樑行執行董事及香港研究部主管鄧淑賢表示,今年次季住宅市場成交氣氛持續改善。隨着銀行同業拆息(HIBOR)於季內下調並維持於相對低位,有助減低按揭及入市成本,爲買家入市提供有利條件。同時,發展商把握時機推出新盤,並以貼市定價策略吸引買家,帶動一手市場交投活躍,帶動整體住宅成交量持續高企。根據戴德樑行估算,第二季住宅買賣合約總數預計達約15,900宗,按季升約30%。
展望後市,雖然環球不明朗因素持續加劇,而低拆息能否維持仍是未知之數,但若美國今年內能再度減息,支持港元拆息繼續低走,相信對樓市有正面支持作用。戴德樑行繼續預期整體成交量與去年相約,而全年樓價波幅在正負3%的水平內浮動。
戴德樑行香港估價及顧問服務部高級董事黎劍明指,近期部分銀行重新推出按揭現金回贈計劃,變相降低入市門檻,刺激部分準買家入市意欲。同時,最近一、兩個月該行收到的銀行詢價量比4月份時增加約5%,當中新籤臨時買賣合約中10份有6、7個成交價對比當前網上估價高出3%至5%。這些變化集中在1,000萬元的樓價範圍內,尤其是300萬至400萬的細價樓,顯示市場對中小型物業的需求正在回暖。
他提到,發展商推盤時會考慮市況,當新盤的定價高於二手且銷情仍然理想時,樓市纔是真正復甦。
