《港樓》美聯樓價指數按周升0.46% 連升三周
美聯信心指數最新報68點,按周升1.3%。隨著中東局勢有降溫跡象,上周港股重上24,000點,利好市場氣氛。減價盤減少,信心指數上升。美聯物業首席分析師劉嘉輝指出,根據美聯物業網站的減價盤比率反映,全港3區之中,新界區減價盤比率為3區最高;若以細區劃分,減價盤比率最多的三個區份分別是天水圍、荃灣及九龍灣。
若以單位面積劃分,減價盤比率最多的是實用面積介乎約431至約752平方呎的B類單位;其次是實用面積約1,722平方呎或以上的E類單位;緊隨其後的是實用面積介乎約1,076至約1,721平方呎的D類單位。
樓價方面,「美聯樓價指數」最新報127.29點,按周升0.46%,連升三周;與四周前相比亦升0.77%,而本年迄今跌幅收窄至0.66%。
若按3區劃分,3區樓價按周全線上升。「美聯港島樓價指數」最新報133.16點,按周升0.38%;「美聯九龍樓價指數」最新報132.29點,按周升0.37%;「美聯新界樓價指數」最新報116.4點,按周則升0.56%。
若與四周前相比,3區樓價同樣全線向上,港島區、九龍區及新界區分別較四周前升0.29%、1.12%及0.64%;至於年內迄今樓價變化,3區樓價則呈個別發展,港島區與新界區年內迄今分別跌2.03%及1.51%,反之九龍區則升0.96%。
