萬科:在政策引導和支持下,相信市場將回到穩定健康的發展軌道
在6月27日召開的萬科2024年度股東會上,就外界高度關注的房地產市場走勢問題,萬科管理層表示,在政策引導和支持下,相信房地產市場將回到穩定健康的發展軌道上來。萬科對市場走勢的判斷具體來源於四個方面的變化。土地市場方面,重點城市加快用地規劃調整,持續推動供地結構改善。一方面,核心區位、優質地塊供應佔比提升,高庫存片區土地出讓節奏放緩,庫存壓力得到有效緩解;另一方面,非住類、經營性用地的規劃調整加快,低容積率住宅地塊的供應增加,更好地滿足了高品質居住的需求。在銷售方面,萬科認爲,需求回升已經有比較好的基礎。去年9月底一攬子支持政策出臺後,行業信心受到提振,市場穩步修復,現在各地還在因城施策繼續調減限制性措施,進一步鞏固回升基礎。在存量去化方面,2025年土地和商品房盤活力度加大,速度加快,行業造血、回血能力將顯著增強。今年的政府工作報告在土地和商品房盤活方面做了專門的部署,存量土地和商品房盤活落實的實施力度加大、落地速度加快,企業現金流情況和新增投資能力將更快得到改善,增強行業造血、回血能力。 此外,萬科指出,在產品趨勢上,當前新房供給多元化、品質化趨勢加強,新房產品領先性與現房銷售趨勢將成爲對衝二手市場分流的有力手段。
