《內房》萬科:去年盤活可售貨值412億人幣 大宗交易項目簽約額259億人幣
據《觀點網》報道,萬科(02202.HK)(000002.SZ)在深圳召開2024年度股東會介紹存量盤活工作的進展情況時表示,已摸索形成系統性的打法,包括存量土地「收儲、調規、再出讓」、規劃條件優化、資源置換的置換和退出等方式。2024年,萬科盤活可售貨值412億元人民幣(下同),盤活回款104億元,通過盤活新獲取項目11個。2023年以來,萬科已累計盤活項目61個,可售貨值約733億元,所盤活資源累計已實現銷售212億元。
萬科表示,2024年把握大宗資產交易機會,實現資產高質量退出,與各類投資者建立了系統性的鏈接與合作,全年大宗交易項目54個,合計簽約金額259億元。同時,萬科的REITs和Pre-REITs等創新型工具取得積極進展,開拓多樣化的資產交易路徑,中金印力消費REIT完成發行,倉儲物流基礎設施REIT獲得證監會受理,保租房REIT已提交各地發改委審批。
目前萬科已設立三隻Pre-REIT基金,包括建萬租賃基金、中信萬科消費基礎設施基金及萬新金石(廈門)住房租賃基金。
