《港樓》第一太平戴維斯:香港寫字樓市場現復甦跡象 租金復甦或早於預期
第一太平戴維斯最新發表6月香港寫字樓租賃市場報告,稱香港寫字樓市場近期出現復甦信號,受惠於IPO市場回暖及金融業擴張需求,中環優質辦公空間的租金或提早反彈。當中,美資投資管理公司Jane Street(簡街)預租中環新海濱三號用地寫字樓的70%樓面面積,進一步鞏固市場對核心區優質寫字樓的強勁需求。 報告又提到,香港寫字樓供應量在創高峰後將趨緊,2025至2028年新增670萬平方呎供應,但2029至2032年供應量將銳減至150萬平方呎,長遠或推動空置率下降至6%,租金復甦可能早於預期。 第一太平戴維斯九龍商業樓宇租務部副資深董事姚偉明表示,香港寫字樓租賃市場短期內仍然有許多人正在應對與債務相關的壓力,預計將繼續面臨困境,預計今年租金將進一步下跌5至10%。
