美銀證券發表研究報告指,HIBOR急劇下降,引發了香港房地產板塊的估值修復,但基本面的提振作用可能不足以改變資產價格方向。該行認為,板塊需要新的催化因素來維持較佳表現。 該行提到,新世界發展(00017.HK)的銀團貸款如能成功續期,將可提供一些紓緩。另外,內地投資者對追求收益率的興趣上升,這可能是該板塊最終突破交投區間所需的因素。由於資產淨值上升7%及折讓收窄,平均上調行業目標價12%,看好恆地(00012.HK)、九龍倉置業(01997.HK)及希慎(00014.HK)。 該行維持本港今年一手樓成交量升6%至1.8萬的預測,並續料二手樓價按年跌3%至5%。另外,該行預計今年零售或寫字樓租金最高將跌5%。
