穆迪上調新城發展評級展望至"正面",融資通暢、業績穩健獲認可
6月19日,國際信用評級機構穆迪公司宣佈將新城發展評級展望上調至正面。穆迪在報告中指出:"評級展望上調至正面,反映了新城集團融資渠道的改善及再融資風險的降低,這得益於其近期成功發行3億美元離岸債券。作爲一家民營房企,新城集團在國內融資渠道方面也保持了穩定。"
6月12日,新城發展宣佈公司成功完成3億美元高級無抵押債券的發行,發行期限爲3年,獲得了國際投資者的踊躍認購,其票據發行所得款項擬用於7月份到期美元債的要約回購。值得一提的是,新城也成爲近3年首家重啓境外資本市場融資的民營房企。
除境外融資渠道改善外,此次評級展望調整也離不開新城一直以來積極主動的債務管理,以及良好的信用體系構建。6月13日,新城控股境外子公司新城環球發佈公告稱,將使用自有資金對10月到期的3億美元債發起部分要約收購,以統籌優化整體債務結構。
對於今年即將到期的2筆美元債,新城制定了穩妥全面的還款計劃,已儲備好償付資金,將一如既往確保公司信譽。
業績方面,今年1-5月,新城控股累計實現合同銷售金額88.36億元,實現商業運營總收入57.60億元,同比增長12.01%。中金公司在近期的研報中指出,新城屬於少數保持財務端安全的老牌民營房企,信用債兌付確定性高,商業運營業務是託底業績、結構調優的核心動力,給予跑贏行業評級。
新城發展獲穆迪"正面"展望調整,也在行業中釋放了積極信號。業內人士表示,在行業深度調整期,國際評級機構此前下調了一批房企的評級和展望,但隨着政策利好頻出以及部分優質房企的信用修復,新城等房企憑藉良好的業績基本面和融資渠道的改善,獲得了評級機構的正向反饋,也反映出優質民營房企信用評級呈現築底回升的趨勢,相信未來在評級方面行業會有更多利好消息的釋出。
