大華繼顯發表報告指,該行考察DEEP WATER PAVILIA滶晨及LA MONTAGNE海盈山,認爲兩樓盤今年銷售情況令人鼓舞,尤其是回報率達到3.2至3.7釐的入門級單位。該行指,滶晨銷售成功歸功於入門級單位供應增加,以及大戶型單位定價保守,預期香港樓市正在積極去庫存化,若趨勢持續下去,南區或將成爲首批樓價穩定回升的地區之一。
該行對香港房地產版塊維持“平等”評級,行業首選爲新鴻基地產,目標價103.14港元,評級爲“買入”,看好新地擁有豐富、可用於大衆市場的土地儲備,並在豪宅領域享有盛譽。
樓市走勢方面,大華繼顯認爲,充裕的流動性將繼續支撐香港房地產市場的銷售,進而降低庫存水平。若市場持續改善,南區可能是首批樓價穩定並開始復甦的幾個地區之一。該行維持對香港樓市的樂觀展望,隨着庫存下降,重申預期2026年樓價將有機會穩定並反彈。
