開源證券研報指出,新城控股5月銷售規模下降,銷售排名有所下降,商管經營表現優秀,租金收入保持雙位數增長。公司整體經營穩健,商業出租率維持高位,母公司新城發展重啓美元債融資。公司出租物業增長勢頭較好,看好公司業務結構調整後盈利能力回升,維持“買入”評級。截至2025年5月末,公司持有已開業+管理輸出的吾悅廣場共174座,較2024年同期增加13座,商管規模持續擴張。
