《大行》瑞銀料今年樓價保持平穩 首選恆地(00012.HK)新地(00016.HK)
瑞銀髮表研究報告指,本港發展商或已渡過最壞的再融資風險,截至去年12月,發展商到期貸款總額按年下降約20%至2,010億元。此外,港銀同業拆息大幅下調,亦會帶動住宅成交。然而,由於高槓杆發展商仍持有9,100個可售單位,定價問題仍然存在。
報告提到,截至去年12月,新世界發展(00017.HK)的資產抵押率爲34%,預期該公司將透過抵押更多的資產爲其到期的銀行貸款進行再融資,這將緩和市場對系統性風險的憂慮。該行又相信,雖然外資銀行收緊信貸,但中資銀行仍可提供資金支持。
該行估計,今年香港住宅價格將保持平穩,而明年隨着減息、租金增長復甦及新推盤減少的帶動,樓價預期回升0至5%。該行仍然看好本港發展商,首選恆地(00012.HK)和新地(00016.HK),上調目標價12%及2%,分別至29元及96元,而信置(00083.HK)目標價則由10.5元下調至9.8元。
