政策+資金雙推動,地產股狂飆!金輝控股一度暴升80%
多重利好疊加,今日港A地產股集體大升。
港股中,金輝控股一度飆升超80%%,截止發稿升36.18%,融創中國、世茂集團升超5%,雅居樂集團、遠洋集團等跟升。

A股中,合肥城建升停,萬通發展升超7%,渝開發、新黃浦升超5%,招商蛇口、新城控股、濱江集團等跟升。

地產圈消息不斷
1)廣州全面取消限購、限售、限價政策
消息面上,《廣州市提振消費專項行動實施方案(徵求意見稿)》公開徵求意見。其中提到,有序減少消費限制。優化房地產政策,全面取消限購、限售、限價,降低貸款首付比例和利率。更好滿足住房消費需求。
2)國常會強調“好房子”建設
日前國務院總理李強主持召開國務院常務會議,會議指出,要紮實有力推進“好房子”建設,納入城市更新機制加強工作統籌,在規劃、土地、財政、金融等方面予以政策支持。
要對全國房地產已供土地和在建項目進行摸底,進一步優化現有政策,提升政策實施的系統性有效性,多管齊下穩定預期、激活需求、優化供給、化解風險,更大力度推動房地產市場止跌回穩。
3)民營房企重啟境外融資
新城發展發行3億美元的美元債券,簿記認購金額超過8.8億美元,最終票面利率11.88%,低於13.25%的初始指導利率。這意味着,新城發展將是第一家重啟美元債券融資的民營房企。
有分析指出,首家民營房企重啟美元債融資,這一動向顯示部分房企融資環境有所改善,是行業困境緩和的積極信號。
4)5月70個大中城市房價同比降幅繼續收窄
今日,國家統計局公佈了2025年5月份70個大中城市商品住宅銷售價格變動情況。國家統計局新聞發言人、國民經濟綜合統計司司長付凌暉表示,5月份70個大中城市中,多數城市商品住宅銷售價格同比降幅收窄,商品房庫存連續三個月減少。
其中,一、二、三線城市新建商品住宅銷售價格同比降幅比上月收窄0.4、0.4和0.5個百分點;二手住宅銷售價格同比降幅分別收窄0.5、0.4和0.5個百分點。從商品房庫存看,5月末商品房待售面積比4月末減少715萬平方米,連續三個月減少。
上海易居房地產研究院副院長嚴躍進表示,對於這份數據,各地要警惕政策效應減弱等風險。目前的跌幅相比去年尤其是去年前三季度,幅度較小且可控,使得同比跌幅指標有繼續改善的空間。嚴躍進認為,各地要審視既有的政策,進一步優化,更好促進政策效應釋放,總體圍繞“更大力度推動房地產市場止跌回穩”的方向推進工作。
基本面拐點將近?
國金證券認為廣州本次擬推出的地產政策更多是對城市取消限制性政策的強化,根據國常會提及“更大力度推動房地產市場止跌回穩”,其他一線城市有望在未來跟隨推出類似政策。當前地產進入新一輪政策敏感期,後續地產股隨基本面回調後可逢低佈局;同時關注物業企業應用機器人的進展,及潛在的利潤率修復空間。
天風證券研報指出,政策表態“促進房地產行業止跌企穩”,基本面拐點或將近,增量政策預期持續。交易端,市場“底部共識”增強,“短線政策博弈+中長期估值修復”邏輯更加順暢。
配置方向上,建議優先考慮①非國央企受益於化債、政策紓困、需求改善等多重邏輯下的困境反轉;②具備投資及改善產品優勢的龍頭房企獨有的週期韌性;③區域型企業其城市基本面分化及市佔率提升邏輯;④二手中介受益於存量交易景氣度提升。其中,低估值優質非國企及地方型企業受益於融資、收儲等政策的彈性空間或更大。
