漢國置業(00160.HK)預計年度轉盈爲虧
格隆匯6月12日丨漢國置業(00160.HK)公告，集團預計截至2025年3月31日止年度預期重估前的溢利將爲正值，並介於約港幣10,000,000元至港幣15,000,000元之間，比對截至2024年3月31日止年度的重估前溢利爲港幣132,100,000元。截至本公佈日期，將於2025年3月31日後交付予買家的廣州住宅單位所產生的合約銷售總額約港幣230,000,000元，尚未確認爲截至2025年3月31日止年度的收入。
考慮到截至2025年3月31日止年度投資物業重估虧損（乃屬非現金性質）合共約介於港幣690,000,000元至港幣710,000,000元之間（2024年：港幣127,500,000元），集團預期截至2025年3月31日止年度將錄得約港幣680,000,000元至港幣695,000,000元的公司擁有人應佔虧損淨額，比對上年同期則錄得公司擁有人應佔溢利淨額港幣4,600,000元。
董事會認爲預期的轉盈爲虧主要是以下因素綜合影響所致：(1)遞延確認來自廣州住宅項目「港匯臺」的合約銷售。由於獲得完工證書的時間延遲至2024年年底，在已售單位中，僅部份能於2025年3月31日之前交予買家，導致只有其相應的銷售收入於本財政年度入賬。已訂約但未確認入賬的銷售額約港幣230,000,000元預計將於下一個財政年度2025/2026年度入賬。(2)於2025年3月31日，受到香港及中國大陸物業市場進一步下調的影響，集團投資物業重估所產生的公平值虧損淨額約介於港幣690,000,000元至港幣710,000,000元之間（2024年：港幣127,500,000元）。然而，該等公平值虧損屬非現金性質，不會影響集團的現金流量及整體財務狀況。
儘管有上述資料，集團的整體營運、財務狀況及現金流量狀況仍然穩健。對負債比率的整體影響由去年的46%上升至49%，仍維持在可接受的水平。
