《港樓》中原估價指數(主要銀行)CVI按周升1.4點 連升四周
中原地產研究部高級聯席董事楊明儀指出,本週中原估價指數(主要銀行)CVI最新報47.73點,較上週46.33點上升1.4點。CVI連升四周共11.54點,向上挑戰50點水平。
楊明儀指,中美元首通話,恆生指數重上24,000點,港元拆息持續低位橫行,有利降低銀行資金成本,減輕供樓人士負擔,提振市場氣氛。下週四(19日)聯儲局將公佈議息結果,料維持利率不變,拆息能否維持低水平,中美再就貿易關稅在倫敦進行會談,談判進展有待觀察。如果CVI可升穿50點好淡分界線兼長期企穩,將預示樓價可望見底止跌。
美國於4月公佈對等關稅措施,CVI再度回落至40點以下睇淡區,五週在40點之下反覆,樓價亦持續於低位橫行。最新CCL報135.59點,財案放寬印花稅後升0.52%,較減息週期前的135.86點低位跌0.2%,2025年樓價暫累跌1.49%。
