有代理行稱,各區新盤持續銷情理想,帶動市場氣氛回暖,上月起拆息全線大幅回落,一個月Hibor回落至1厘以下(今日最新報0.7厘),有助紓緩供樓利息,以及減輕銀行資金成本壓力。
本地地產板塊上升,恆地(00012.HK)今日除淨,兼獲納入富時EPRA Nareit全球房地產指數系列,6月20日(周五)收市後生效。恆地今早(5日)高見25.15元。現報24.6元,升5.81%,成交大增至3.83億元。系內恆基發展(00097.HK)現報0.145元,升15.08%,成交123.4萬元。
券商中國銀河料追蹤指數基金需要購買恆地最多1%已發行股本,相當於過去12個月約11日的日均成交額;料未來數周有更多被動基金將購買恆地股份,有利股價。
其餘主要發展商及收租股亦造好,領展(00823.HK)微升0.6%、新地(00016.HK)、新世界(00017.HK)、信置(00083.HK)、九置(01997.HK)及嘉里建設(00683.HK)升1.1%至1.6%。長實(01113.HK)及太古地產(01972.HK)各升2.2%及2.9%、希慎(00014.HK)升3%、恆隆地產(00101.HK)更升4%。
