《內房》深圳擬禁止以任何方式將配售型保障性住房變更為商品房
深圳市住房和建設局就《深圳市配售型保障性住房管理辦法(徵求意見稿)》公開徵求意見,提及配售型保障性住房實施嚴格封閉管理,禁止以任何方式將配售型保障性住房變更為商品住房。購房後需退出配售型保障性住房的,簽訂買賣合同滿三年後可向住房主管部門申請在信息平台進行封閉流轉,將配售型保障性住房轉讓給符合條件的對象,市住房主管部門可通過制定參考價格上限等方式規範轉讓行為。
超過一年無人購買的,住房主管部門可以結合實際情況組織保障性住房專營機構或者其他機構進行回購,回購價格=原購買價格×(1-年折舊系數×建築物已使用年限),年折舊系數取1%。
