原由中國恆大(03333.HK)持有,現已轉讓予鼎佩集團的長沙灣現樓項目睿峯(前稱恆大.睿峯),於跌市之下,多次錄得高價成交,部分單位的成交尺價一度突破3萬元,特色戶接近4萬元,價格明顯較同區其他新盤高,引發市場關注。 有傳媒報道,一手住宅物業銷售監管局(銷監局)已向業主發信,就「睿峯傭金回贈事宜」邀請協助調查。報道指,這些高價個案可能涉及高達樓價40%至50%的回傭銷售方式。該局迴應指,不評論個別案例,但若發現任何違反《一手住宅物業銷售條例》的情況,都會進行調查。 地產代理監管局(地監局)回覆表示,會向銷監局瞭解有關事件,如涉及持牌地產代理作出違規行爲,地監局會作出適當跟進。 據差估署資料,香港樓價在2021年9月達到歷史高位398.1點,其後一直下滑,至今已跌近三成。但長沙灣新盤睿峯於2023年逆市向上,平均成交尺價由2023年2月份的2.3萬元,升至2023年12月份的3.3萬元。部分連平臺單位,成交尺價更接近4萬元,與港島半山豪宅相若。
