《港樓》西沙SIERRA SEA第1B期再沽216夥 十大屋苑上週末交投跌
過去週末一手銷情熾熱,當中西沙新盤SIERRA SEA第1B期再度即日沽清價單單位。反觀二手市場則較爲受壓,十大屋苑交投按周顯着下滑。
新地(00016.HK)旗下西沙SIERRA SEA第1B期過去週六(24日)進行壓軸一輪銷售,價單單位共設216個,並已全數沽清,創下新地大型新盤歷史,以及香港地產界歷史,6輪累計售出逾1,520夥,套現約85億元。項目亦錄得5夥招標成交,包括1A期兩夥Garden Collection單位,以及1B期三夥單位。項目第2A期正在加快步伐部署推出,現已申請預售樓花同意書。
另外,會德豐過去週末累計售出6夥,當中日出康城SEASONS系列沽出3夥,分別涉2夥GRAND SEASONS及1夥PARK SEASONS。而啓德DOUBLE COAST I同樣涉及3個單位,間隔由開放式至兩房不等,售價由427萬至806萬元,尺價介乎16,113至18,277元。
二手方面,中原地產十大屋苑上週末錄得3宗成交,按周急跌57.1%,創16周新低,零成交屋苑增至8個,其中九龍區四個指標屋苑均未錄成交。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,西沙新盤銷情熾熱,第6輪銷售再度即日沽清,搶盡市場焦點。一手新盤訂價極具吸引力,加上本月市場充斥利好消息,不少二手優質盤或筍盤已被消耗,其餘業主看好後市,不願割價求售,買賣雙方爭持拉鋸,以致交投放緩。
根據美聯物業分行統計,5月第4個週末十大屋苑錄得約8宗買賣成交,按周下跌約33.3%,創7周新低。若以十五大屋苑計算,上週末錄得11宗成交,較對上一週13宗下跌約15.4%。
根據香港置業旗下分行統計,港、九及新界十大屋苑於上週末共錄得約5宗成交,按周減少6宗或約55%。在十大屋苑中,沙田第一城錄得3宗成交,表現最佳;其次淘大花園及維景灣畔亦分別錄得1宗成交;至於其餘7個屋苑則未錄任何成交。
綜合利嘉閣地產分行網絡數據,在過去的週末十大屋苑錄9宗二手成交,較對上一個週末的11宗按周減少2宗,即約18%。
