郭家耀:美股造好金價破頂 港股有望挑戰21,000阻力
港灣家族辦公室業務發展總監郭家耀稱,美股週二(4日)表現向上,美國暫緩對墨西哥及加拿大的關稅措施,市場憧憬貿易戰有緩和跡象,大市高開後反覆向好,三大指數均錄得升幅收市。美元走勢回落,美國十年期債息下滑至4.51釐水平,金價繼續破頂,油價反覆偏軟。港股預託證券普遍上升,預料大市早段跟隨外圍高開。
港股近日表現強勢,指數一度高見20,800點水平,整體成交保持活躍。投資者憧憬貿易戰緩和,加上中資科技股受惠DeepSeek效應,估值有上調空間,利好大市進一步上試高位,指數有望挑戰21,000點阻力,下方支持在20,000點水平。
另中指研究院發佈報告表示,1月百城新樓每方米均價16,693元人民幣,受部分優質改善項目入市帶動,按月結構性上漲0.23%,其中有47個城市錄得按月升幅,41個城市下跌,12個城市持平;按年則漲2.76%。百城二手住宅每方米均價14,130元人民幣,按月下滑0.51%,跌幅較去年12月收窄0.02個百分點,連續6個月縮窄;按年下降7.22%。1月份百強內房銷售總額2,350.3億元人民幣,按年減少16.5%。中指院表示,1月逢新春假期,銷售受一定程度影響,導致銷售額按年下降,但相比去年超過30%的跌幅有明顯收窄;1月銷售總額逾百億元的內房有5間,較去年同期減少兩間,50億元規模的有8間,按年持平。中指院預計,假期後網籤成交量一定程度回升,去年首季新樓成交規模爲近年較低水平,在低基數影響下,本季整體按年計勢保持平穩;二手樓受部分小區價格逐漸調整到位,以及核心城市業主預期改善,成交量料保持一定程度規模,但市場持續回穩仍需政策加力支持。若今年政策能夠加速落地,將有助於改善市場供求關係、紓緩企業資金壓力,促進市場進入新循環。內房市場跌勢出現放緩,期待更多政策落地,加上低基數效應,帶動市場進一步回穩。
