4月70城房價出爐！上海、大連環比升0.5%領跑，各城市同比降幅收窄

5月19日，國家統計局公佈2025年4月份70個大中城市商品住宅銷售價格變動情況。
4月份，70個大中城市中，各線城市商品住宅銷售價格環比持平或略降，同比降幅均持續收窄。其中，從環比來看，上海、大連升幅0.5%領跑，北上廣深分別升0.1%、升0.5%、跌0.2%、跌0.1%。
商品住宅銷售價格環比持平或略降
4月份，一線城市新建商品住宅銷售價格環比由上月上升0.1%轉為持平。其中，北京和上海分別上升0.1%和0.5%，廣州和深圳分別下降0.2%和0.1%。二線城市新建商品住宅銷售價格環比持平，與上月相同。三線城市新建商品住宅銷售價格環比下降0.2%，降幅與上月相同。
同比來看，一線城市新建商品住宅銷售價格同比下降2.1%，降幅比上月收窄0.7個百分點。其中，上海上升5.9%，北京、廣州和深圳分別下降5.0%、6.3%和3.0%。二、三線城市新建商品住宅銷售價格同比分別下降3.9%和5.4%，降幅分別收窄0.5個和0.3個百分點。
二手住宅銷售價格多數下降
4月份，一線城市二手住宅銷售價格環比由上月上升0.2%轉為下降0.2%。其中上海上升0.1%，廣州持平，北京和深圳分別下降0.6%和0.3%。二、三線城市二手住宅銷售價格環比均下降0.4%，降幅比上月分別擴大0.2個和0.1個百分點。
同比來看，一線城市二手住宅銷售價格同比下降3.2%，降幅比上月收窄0.9個百分點。其中，北京、上海、廣州和深圳分別下降1.0%、0.6%、7.4%和3.7%。二、三線城市二手住宅銷售價格同比分別下降6.5%和7.4%，降幅分別收窄0.5個和0.4個百分點。
北上廣深4月房價變動
北京4月新建商品住宅價格環比+0.1%(前值-0.2%)，同比-5%(前值-5.7%)；北京4月二手住宅價格環比-0.6%(前值+0.5%)，同比-1.0%(前值-2.1%)。
上海4月新建商品住宅價格環比+0.5%(前值+0.7%)，同比+5.9%(前值+5.7%)；上海4月二手住宅價格環比+0.1%(前值+0.4%)，同比-0.6%(前值-1.4%)。
廣州4月新建商品住宅價格環比-0.2%(前值-0.1%)，同比-6.3%(前值-7.2%)；廣州4月二手住宅價格環比持平(前值-0.2%)，同比-7.4%(前值-8.7%)。
深圳4月新建商品住宅價格環比-0.1%(前值+0.1%)，同比-3.0%(前值-3.9%)；深圳4月二手住宅價格環比-0.3%(前值+0.3%)，同比-3.7%(前值-4.1%)。
