大行評級丨高盛:上調明年及後年香港樓價預測 維持新鴻基地產及長實“買入”評級
高盛發表報告指,一個月期香港銀行同業拆息(HIBOR)本月累跌約280個基點至1.2%,主要由於香港銀行體系流動性過剩。該行預期今年至2027年1個月期HIBOR平均值分別爲3.25%、2.85%和2.71%。較低的HIBOR有助住宅物業價格上漲及降低開發商借貸成本。該行預計當前私人市場2.8萬個未售現樓庫存需約20個月清理,預計達到中期庫存水平需約10個月,重申今年住宅樓業保持平穩,將明年及後年預測從之前的升3%及4%上調至升5%及6%。該行對覆蓋香港發展商今年每股盈利預測維持不變,明年及後年每股盈利預測上調2%及6%,維持對新鴻基地產及長實集團的“買入”評級。
