越秀地產(00123.HK)透過聯合體以126億元成功競得北京市朝陽區地塊

格隆匯4月28日丨越秀地產(00123.HK)公告,於2025年4月28日,透過聯合體(定義見下文),通過公開掛牌方式以人民幣126億元成功競得北京市朝陽區平房鄉黃杉木店平房區城中村改造項目2107-01、02、03地塊及孫河組團土地儲備項目2902-73地塊(統稱"北京市朝陽區地塊")。

一個由公司實際擁有95.475%權益的附屬公司廣州越秀華城房地產開發有限公司("廣州越秀華城")與北京方興亦城置業有限公司及北京興鼎房地產開發有限公司基於各自獨立利益、按一般商業條款所商議而組成聯合體,該聯合體通過公開掛牌方式以人民幣126億元成功競得北京市朝陽區地塊。廣州越秀華城將會與合作方共同成立項目公司以開發北京市朝陽區地塊,廣州越秀華城於北京市朝陽區地塊實際應佔利益爲17.00%,而據董事作出一切合理查詢後所知、所悉及所信,該等合作方爲獨立第三方。

北京市朝陽區地塊住宅地塊用地面積約84,349平方米;託幼地塊佔地面積約5,253平方米;商業金融服務性地塊佔地面積約58,700平方米。住宅地塊總可建築面積約313,283平方米,其中住宅計容建築面積約219,308平方米;託幼計容建築面積約4,728平方米;商業計容建築面積約58,700平方米。北京市朝陽區地塊性質擬爲二類住宅及綜合性商業金融服務業用地。項目公司將於北京市朝陽區地塊所建住宅物業擬用於出售,商業配套物業擬經朝陽區政府批準後整體轉讓。根據規劃限制條件,北京市朝陽區地塊內託幼地塊不出讓,需由競得人建設後無償移交相關部門。

北京市朝陽區地塊位於朝青S級板塊,朝陽區東五環內,6公里到達東四環,車程20分鐘,地鐵35分鐘可抵達中央商務區,車程20分鐘內有多個大型的購物、娛樂、美食、休閒場所;城市界面優,臨近朝陽核心商圈朝陽大悅城,公園綠地環繞;教育資源方面有北京第八十中管莊分校;交通配套方面地塊西側900米爲6號綫青年路站,6號綫爲東西貫穿綫,量級較高,聯通北京各大核心區,可有效吸附其支付力高客戶,客戶資源豐厚。

董事會認爲,公司以合理成本收購北京市朝陽區地塊,將增加公司的優質土地儲備,並進一步鞏固公司在北京的戰略地位。
