從“華夏獎”到300項國家專利，萬科2024年營收超3400億，科技助力房屋交付
3月31日，萬科發佈2024年年報，實現營收超3400億，大宗交易規模行業第一，2024年銷售面積行業第一，完成超18萬套房屋高質量交付，長租業務規模、效率、納保量三項行業第一。更值得注意的是，萬科近年堅持研發投入，在建築科技應用方面取得了積極進展，在業內首創“設計-施工-運營”全流程數據貫通的圖紙大模型，並在多個業務場景實現應用，促進高品質的“好房子”建設。
2024年，國家住建部發布的“數字住建整體佈局規劃”中明確提出，要以支撐建築業數字化轉型發展爲目標，研發自主可控的建築信息模型（BIM）圖形平臺，並開發工程項目全生命週期數字化管理平臺。
積極響應政策號召，萬科在建築科技應用方面也取得積極進展，已獲近300件國家發明專利，其中圖紙智能識別技術論文入選國際最頂級的AI學術學術會議ICLR，施工圖智能審查技術獲建設科技領域最高級別的國家獎項“華夏獎”，基於人工智能的圖紙管理應用入選深圳市智能建造新技術新產品創新服務典型案例清單。
更重要的是，萬科於業內首創圖紙大模型，並已應用於多個重點業務場景。在項目管理方面，萬科圖紙大模型實現了圖紙管理、審覈效率大幅提升，圖紙查找效率提升6倍以上，圖紙覈對效率提升15倍以上，有效減少了圖紙問題，進而提升工程質量。在施工建設方面，萬科“翼覽雲”產品通過無人機、360全景相機等技術，智能採集工程現場數據，構建可視化的施工現場管理平臺，實現9個工程關鍵里程碑節點的進度識別與自動反饋。在資產運營方面，萬科基於自主研發的國產智能BIM平臺“鬥拱”，僅需1天即可完成一個項目的三維建模，並將大量專業數據聚合並進行可視化呈現，相較人工提效20倍以上，在國產替代層面解決了國內長期以來受制於海外軟件的問題。
一位長期從事建築行業的人士指出，建築領域的科技應用，不僅能夠提升效率，更重要的是能提升項目質量，讓老百姓住上更好的房子。但科技研發往往需要有“板凳一坐十年冷”的長期投入和堅持，萬科能夠自主研發近300項技術專利，並在多個應用場景實現突破，有助於其未來的“好房子”建設。伴隨行業進入新階段，房地產對科技的應用需求也將越來越高，相信萬科的技術優勢也將進一步突顯，助力其未來長期健康發展。
