綠城管理控股(09979.HK)公佈年度業績 訂單結構逐年優化 集團無銀行負債
格隆匯3月28日丨綠城管理控股(09979.HK)發佈公吿,截至2024年12月31日止年度,集團收入達到人民幣3,441.2百萬元,同比增長4.2%;行政開支達到人民幣481.1百萬元,較上年同期人民幣514.5百萬元下降6.5%;本期內綜合毛利率達到49.6%,歸屬於公司股東的淨利潤達到人民幣801.1百萬元;本報吿期內集團司經營活動現金淨流量達人民幣291.7百萬元,集團無銀行負債。董事會建議向股東派付2024年的末期股息每股人民幣0.24元。
針對2024年上半年代建行業面臨的市場挑戰,公司短期內迅速採取了強而有力的應對措施,對中長期提出改革措施,包括組織架構優化、薪酬績效優化和考核激勵優化等,實現了較好的經營結果。2024年下半年,新拓代建費和代建費收款季度環比穩步回升,全年各項經營指標保持行業領先,市佔率進一步提升,新拓訂單總量、交付總量、銷售額、產品力等繼續穩居行業首位。
2024年,公司繼續保持房地產代建服務領域行業第一,代建行業市佔率22.1%,較2023年進一步提升1.7個百分點,連續九年保持20%以上的代建行業市佔率。
截至2024年12月31日,公司代建項目已佈局中國30個省、直轄市及自治區的130座主要城市;合約項目總建築面積125.6百萬平方米,較去年同期增長5.0%。在建面積53.96百萬平方米,較去年同期增長2.9%。
在全國化的佈局下,主要經濟區域(含:環渤海及京津冀城市羣、長三角經濟圈、珠三角經濟圈、成渝城市羣)持續保持較大比重:合約項目預估總可售貨值達人民幣7,201億元,規模佔整體可售貨值的77.3%,與去年同期基本持平。此外,一二線城市建築面積達55.3百萬平方米,佔總建築面積的44.0%,較上年同期提升7.6%。公司通過差異化拓展策略,實現了訂單結構的逐年優化。
營銷方面,綠城管理全面推行數字營銷,大幅提升拓客及轉化效率,精細管控費用,創新營銷推廣,靈活調整銷售策略,針對重難點項目,強化團隊攻堅水平,為B端委託方兑現經營價值,2024年公司實現總銷售金額人民幣1,050億元,繼續維持行業首位。
