太古地產(01972.HK)2024年度股東應佔經常性基本溢利達64.79億港元 擬每股派0.76港元
格隆匯3月13日丨太古地產(01972.HK)公佈年度業績，截至2024年12月31日止年度，公司收入爲144.28億港元，同比減少2%；股東應佔呈報虧損爲7.66億港元，而2023年的股東應佔呈報溢利則爲26.37億港元，主要源自2024年投資物業公平值虧損錄得62.99億港元，相對2023年錄得44.01億港元。股東應佔經常性基本溢利由2023年72.85億港元減少至64.79億港元，主要反映財務支出淨額上升和香港的辦公樓租金收入下降。2024年基本溢利爲67.68億港元，2023年則爲115.7億港元，主要反映2023年出售香港港島東中心九個辦公樓層帶來大額溢利，以及2024年出售香港停車場車位的溢利減少。
集團宣佈2024年第二次中期股息每股港幣0.76元，連同2024年10月派付的第一次中期股息每股港幣0.34元，全年股息每股港幣1.10元，較2023年股息增加5%。2024年第二次中期股息將於2025年5月8日(星期四)派發予於2025年4月3日(星期四)辦公時間結束時登記於股東名冊上的股東。公司股份將由2025年4月1日(星期二)起除息。
儘管2024年辦公樓市道偏軟，潛在租戶追求更佳質素辦公樓的趨勢依然強勁，他們傾向選擇新建的甲級辦公樓如太古坊一座及二座，以及太古廣場六座。最新一期的太古坊重建計劃順利竣工，是公司重大的里程碑，標誌着太古坊蛻變成國際商業區，併爲一直租用中環物業的租戶提供極具競爭力的可行選擇。儘管經營環境面臨挑戰，太古廣場繼續吸引頂級租戶。於2025年上半年，連接太古廣場、夏慤花園的行人天橋將會落成啓用，通往港鐵金鐘轉乘站更爲便利，大大提高了該區的通連度。
中國內地擴展增長儘管近期經濟面臨阻力，我們對旗下投資項目充滿信心，現時計劃投放於中國內地的500億港元的資金中，已落實超過百分之九十，多個新項目將於未來數年陸續落成。
