招商局置地(00978.HK)預期2024年公司擁有人應佔保留溢利約75億元
格隆匯2月28日丨招商局置地(00978.HK)公告,根據董事會對集團截至2024年12月31日止年度未經審覈綜合管理賬目(尚未經公司核數師審閱)的初步評估,公司擁有人應佔虧損上限估計約爲人民幣19億元,而2023年同期公司擁有人應佔溢利約爲人民幣133.4百萬元。因此,於2024年12月31日公司擁有人應佔保留溢利估計約爲人民幣75億元。
公司擁有人應佔負利潤是在房地產市場不景氣的背景下出於以下因素所致:(a)第一,房地產開發項目結轉規模及毛利率較上年同期大幅下降,導致毛利總額同比大幅減少;及(b)第二,房地產市場下滑對所投資合營企業及聯營企業的影響,導致2024財政年度合營企業及聯營企業損益同比大幅減少。
