格隆匯2月20日丨越秀地產(00123.HK)公告,於2025年2月20日,透過聯合體,通過公開掛牌方式以人民幣50.9億元成功競得上海市浦東新區楊思社區Z000602單元20Ea-01地塊。

一個由公司實際擁有95.00%權益的附屬公司杭州燚樂實業投資有限公司及上海虹潤置業有限公司基於各自獨立利益、按一般商業條款所商議而組成聯合體,該聯合體通過公開掛牌方式以人民幣5,090,000,000元成功競得上海市浦東楊思地塊。杭州燚樂將會與合作方共同成立項目公司以開發上海市浦東楊思地塊,公司於上海市浦東楊思地塊實際應佔利益爲51.00%。

上海市浦東楊思地塊總用地面積約27,258平方米,規劃總可建築面積約104,369平方米,其中計算容積建築面積約68,145平方米。上海市浦東楊思地塊性質擬爲三類住宅用地。項目公司將於上海市浦東楊思地塊所建住宅物業擬用於出售。

上海市浦東楊思地塊位於浦東楊思板塊,內中環,世博、前灘爲鄰,爲內中環稀缺的成片開發土地,是繼前灘、三林濱江之後,浦東重點成片開發的全新板塊。周邊配套齊全,鄰近地鐵,距地鐵6號線和13號線東明路站及6號線高青路站步行1,100米;教育資源豐富,板塊內有明珠小學C校區,鄰近板塊前灘有華東師範大學第二附屬中學前灘學校、上海惠靈頓外籍人員子女學校、上海紐約大學;醫療資源方面齊備,4公里範圍內上海交通大學醫學院附屬仁濟醫院(三甲)、上海市第一婦嬰保健院(三甲);商業資源成熟,3公里範圍內有前灘太古里、世博源等大型綜合商業中心;景觀資源方面,僅距世博文化公園3公里。

董事會認爲,公司以合理成本收購上海市浦東楊思地塊,將增加公司的優質土地儲備,並進一步鞏固公司在上海的戰略地位。
