大行評級|招銀國際:維持內房行業“優於大市”看法 市場正邁向健康發展
招銀國際發表研報指,近期渠道調查發現被抑制的剛性購房需求釋放,同時投資需求幾乎已消失,因此相信目前內地樓市銷售復甦主要來自剛需及置換需求的帶動,更符合國家對房地產行業長期發展目標。該行預測今年全年新房銷售額將按年下跌20%至7.4萬億元,明年則下跌11%至7萬億元,二手房成交額分別達7.1萬億及7.5萬億元。展望未來,市場仍預期已出台的政策效果仍然需時顯現,但整體而言市場正邁向健康發展,維持對內房行業的“優於大市”看法。
該行建議投資者留意商業營運能力較強的房企,包括華潤置地、新城發展及龍湖集團等,相信貝殼作為絕對龍頭將長期受惠於二手房換手率提升,同時看好物管股長期發展,關注華潤萬象生活、綠城服務、保利物業、濱江服務、萬物雲等。
