貝殼二季度收入達234億元,精細化運營支撐業績穩健

今年6月26日,北京官宣落地"517"政策,降首付、降利率等多重優化舉措,帶動市場增温。北京市住建委官網最新的網籤數據顯示,8月北京二手房網籤量為14363套,環比下跌7.8%,同比上升31%。尤其是7月份,北京市二手房網籤量達到15575套,環比上升3.92%,同比大幅上升約60%。這也是北市二手房月度網籤量自去年3月份以來首次超過1.5萬套,創近16個月最高紀錄。多位業內人士表示,隨着政策效應的逐步釋放以及市場交易週期的到來,預計9、10月,市場活躍度短期內將小幅回升,成交量也將迎來更為明顯的增量。

此前,科技驅動的一站式新居住服務平台貝殼(NYSE:BEKE;HKEX:2423)發佈2024年第二季度財務業績。在"一體三翼"戰略的指引下,報吿期內,貝殼實現總交易額(GTV)8,390億元(人民幣,下同),淨收入為234億元,同比增長19.9%,毛利率為27.9%,淨利潤達19.0億元,同比增長46.2%,經調整淨利潤達26.9億元,同比增長13.9%。

隨着市場整體呈現逐步修復態勢,二手房市場交易量提升明顯,貝殼存量房也取得了超出預期的成果。二季度,貝殼存量房業務GTV達5,707億元,同比增長25%,淨收入73億元,同比增長14.3%。存量房貢獻利潤率為47.5%,同比提升1.9個百分點。

截至二季度末,貝殼平台活躍門店總數44,423家,同比增長8.1%,活躍經紀人總數411,478人。對於新聯網門店,貝殼對相應的品牌提供收費優惠或分期等支持,激發新鏈接門店的勢能。上半年,新增門店6個月的留存率達到93%。

新房方面,新房市場同比調整幅度收窄,貝殼業績顯著跑贏行業水平。

報吿期內,貝殼新房業務GTV達到2,353億元,6月份新房簽約成交金額實現12%同比增長,高於行業表現;淨收入79億元,僅同比下降8.8%。

渠道合作方面,貝殼不斷加深與核心國央企和優質頭部房企的戰略合作,"快傭"項目佔比保持在49%的高位,新房應收賬款週轉天數45天。銷售去化方面,貝殼通過科技產品工具和精細化運營,聚焦房客精準匹配,縮短去化週期。

隨着貝殼家裝家居、房屋租賃業務能力及模式得到市場驗證,報吿期內,貝殼非房產交易服務業務收入同比增長85.3%,佔比達到約35%,相比去年同期大幅提升12.2個百分點。

二季度,家裝家居業務實現合同額42億元,同比增長22.3%,淨收入40億元,同比增長53.9%,家裝家居業務貢獻利潤率達到31.3%。在交付能力優化方面,貝殼通過提升派單效率和完善施工流程縮短施工工期,二季度基裝工期加主材工期約為100天,去年同期約為111天。

在家裝業務穩健增長的同時,得益於在管房源量的快速提升,貝殼房屋租賃服務業務持續快速增長,實現淨收入32億,同比增長167.1%。

截至二季度末,貝殼省心租在管房源量突破30萬套,集中式長租公寓在管房源量1.4萬餘套。在多項成本前置記賬的情況下,北京在上半年實現單城盈虧平衡,給業務發展帶來了寶貴信心。

貝殼執行董事、首席財務官徐濤表示:"二季度的業績再次展現了我們在相對穩定市場環境下的強執行能力和優於市場的表現。新房業務的貨幣化能力進一步增強,存量房業務的貢獻利潤率大幅提升,非房產交易服務業務快速增長,在精細化運營的支持下,盈利能力也得到顯著改善。"
