“一體三翼”帶動業績穩健發展,貝殼(NYSE:BEKE;HKEX:2423)二季度淨收入同比增長19.9%至234億元

8月12日,貝殼(NYSE:BEKE;HKEX:2423)發佈2024年第二季度財務業績。

報吿期內,貝殼實現總交易額(GTV)8,390億元(人民幣,下同),淨收入為234億元,同比增長19.9%,毛利率為27.9%,淨利潤達19.0億元,同比增長46.2%,經調整淨利潤達26.9億元,同比增長13.9%。

在二手房市場逐步修復的背景下,貝殼的存量房業務實現了穩健發展,實現存GTV5,707億元,同比增長25%,淨收入73億元,同比增長14.3%。這主要得益於經紀人、門店網絡的夯實和精細化運營的推進。

截至期末,貝殼門店數量為45948家,較去年同期增加6.9%;活躍門店數為44423家,同比增加8.1%。經紀人數量為458690名,同比增加5.2%;活躍經紀人數為411478名,同比增加0.6%。

持續擴大的門店規模和業務由交易向一站式居住服務的多元化發展,也給平台的生態建設提出了更高和更緊迫的要求。今年,貝殼進一步擴大了區域共治理事會的覆蓋範圍,截至二季度末共覆蓋74城,推動更多志同道合的服務者參與平台的生態規則迭代。

新房業務方面,貝殼也在二季度取得了大幅超出行業的業績表現,保持了強勁的貨幣化能力。貝殼表示,自身業務的韌性主要來自於渠道覆蓋的拓展和去化能力的增強。

隨着新房進入買方市場,渠道的角色從單純的銷售轉變到客户需求的洞察與剖析,並與開發商共同合作來解決新房客户的痛點。貝殼通過創新的服務產品模式,主動與更多優質開發商建立戰略合作伙伴關係,提高對於優質盤源的覆蓋。

今年二季度,貝殼新房業務GTV達到2,353億元,6月份新房簽約成交金額實現12%同比增長,高於行業表現;取得淨收入79億元。

在“一體三翼”戰略指引下,貝殼家裝家居業務營收規模仍處於穩步增長的態勢。二季度,家裝家居業務實現合同額42億元,同比增長22.3%,淨收入40億元,同比增長53.9%,家裝家居業務貢獻利潤率達到31.3%。

貝殼管理層表示,今年是家裝業務主動放慢速度的一年。如果跑的太快,可能會犧牲品質和客户信任。未來,貝殼將持續發力一站式整裝解決方案能力建設,和數字基礎設施的完善,並推動服務標準和能力在更多城市落地。

二季度,貝殼房屋租賃服務業務實現淨收入32億,同比增長167.1%。在多項成本前置記賬的情況下,北京在上半年實現單城盈虧平衡。

隨着核心業務能力不斷優化、新業務逐步成為新增長點,貝殼將圍繞“美好居住”課題為消費者帶來更優質的服務、為行業帶來更多有益實踐。
