朱保全:即便經營並非一帆風順,持續投入客户服務品質亙古不變

8月23日,在萬物雲2024年中期業績會上,當展望公司整體毛利率趨勢時,萬物雲董事長朱保全表示,"即便經營並非一帆風順,持續投入客户服務品質亙古不變。"

業績報吿顯示,上半年萬物雲非開發商主營業務增長強勁,但開發商關聯業務下降顯著。

上半年包括住宅物業服務、物業及設施管理服務、BPaaS解決方案在內的非開發商主營業務收入達149.0億元,同比增長16.7%,帶來毛利19.4億元,同比增長16.8%。其中,住宅物業服務收入93.2億元,同比增長14.2%;物業及設施管理服務收入48.0億元,同比增長20.8%;BPaaS解決方案收入7.9億元,同比增長22.0%。

但開發商關聯業務方面,開發商增值服務收入為9.2億元,同比下降33.8%,毛利為0.02億元,同比下降98.9%。報吿期內,與開發商相關的收入佔比為12.6%,較去年同期下降5.0pct,萬物雲的收入結構進一步轉換。

若剔除所有開發商相關業務,公司上半年收入為153.6億元,同比增長16.2%;毛利20.0億元,同比增長12.8%,收入及毛利增速更快。

據瞭解,隨着公司蝶城戰略的堅定實施,上半年實現底盤擴張,蝶城已達642個;流程改造上,新增50個蝶城改造項目,已累計改造200個蝶城,改造住宅項目1337個;生態疊加方面,二手房買賣GTV達98.0億元;"人+機器"流程變革、"飛鴿"智慧調度平台等多個行業首創方案,成功實現住宅物業服務的持續提效,由此帶來住宅物業板塊的收入和毛利水平的提升。

但公司管理層認為,雖然通過蝶城找到了供應鏈提效破解之道,毛利率穩中有升,但在住宅物業服務領域,客户服務品質更加重要。朱保全表示,後續會通過持續的現場投入來獲得客户的認可,使得客户"在如今複雜的經濟環境下保持較高的付費意願"。

以南京濱江奧城觀瀾苑項目為例,通過試點,萬科物業在上半年重點打造了設施翻新能力,自有團隊、自建能力、自購材料,聯合業主使用社區公共收益和政府補貼資金投入,以低於市場價格30%的高性價比展開業務,實現了對項目公區環境的系統性改善。設施的完好性,帶來客户滿意、繳費率的提升,該項目已經成為當地各個業委會組織與基層政府參觀的標杆。
