房地產板塊兩連陽,房地產ETF基金、房地產ETF升2%

今日房地產板塊延續昨日升勢,萬科A、保利發展分別升5%和3%。

 ETF方面,截至午間收盤,華夏基金房地產ETF基金、銀華基金房地產ETF均升超2%,南方基金房地產ETF、華寶基金地產ETF分別升1.84%和1.62%。

消息面上,8月7日,深圳市人民政府新聞辦公室發佈了深圳市安居集團擬徵集商品房用作保障性住房的消息。發佈內容稱,為積極構建“保障+市場”住房供應體系,遵循“市場化、法治化”和雙方自願原則,深圳市安居集團有限公司所屬企業擬開展收購商品房用作保障性住房工作。現向深圳市域徵集商品房用作保障性住房項目。

存量房去庫存是當前房地產政策的重點之一。5月17日,央行宣佈設立3000億元保障性住房再貸款,鼓勵引導金融機構按照市場化、法制化原則,支持地方國有企業以合理價格收購已建成未出售商品房,用作配售型或配租型保障性住房。7月30日,政治局會議再次提出“積極支持收購存量商品房用作保障性住房”。

據江海證券不完全統計,自5.17新政以來,重慶、昆明、惠州、江門、桂林、南寧、煙台、新鄉、濰坊、大連、北海等多地均已發佈徵集商品房用作保障性住房的公吿;武漢、蘇州、銀川、蕪湖、常州、徐州等地區鼓勵收儲商品房。

市場認為,深圳“收儲”去庫存,信號意義強烈,進一步凸顯了地方政府下場收房這一趨勢,不排除北京、上海後續跟進。

值得一提的是,8月1日,廣州市印發《關於支持提取住房公積金支付購房首付款的通知》,當中明確,從即日起,購房人及其配偶在廣州購買新建商品住房時,可以申請其名下的住房公積金用於支付購房首付款,進一步激發樓市活躍度。

開源證券認為,政治局會議繼續定調房地產,建材預期改善。

從7月樓市銷售數據來看,目前居民仍持觀望態度。克而瑞研究中心數據顯示,樓市供需兩淡,重點30城供應、成交環比分別下降25%和30%,同比分別下降18%和13%。絕對量均為年內低位(僅略高於年初1-2月),不及二季度月均。前7月成交累計同比降36%,降幅較上月收窄3個百分點。

企業層面,7月中國房地產市場繼續保持低位運行。TOP100房企實現銷售操盤金額2790.7億元,環比降低36.4%,同比降低19.7%,單月業績規模繼續保持在歷史較低水平。

財通證券認為,在政策的持續支持下,銷售會逐步修復,尤其是高能級城市將率先修復。

目前A股有房地產主題ETF的產品有7只,規模最大的是南方基金房地產ETF,最新規模為43.42億元,跟蹤的指數名稱為房地產指數。

房地產指數的前十大成分股分別是萬科A、保利發展、招商蛇口、海南機場、張江高科、濱江集團、金地集團、華僑城A、華髮股份、上海臨港,其中萬科A和保利發展的權重均為9%。

申萬宏源團隊認為,認為房地產經歷三年深度調整後有望進入築底階段,主要源於:一方面,在房地產行業基本面經歷了深度調整之後,當前按揭負擔比、租金回報率、千人開工套數等三大底部信號顯現,預計房地產行業的自然需求底有望來臨;另一方面,今年4月底新表態以來,430、517、607等政策密集推出,政策思路由供給側轉為需求側,聚焦去庫存、穩房價目的明確。
