大酒店(00045.HK)上半年總計收入增82%至49億港元 股東應占虧損達4.48億港元
格隆匯8月7日丨大酒店(00045.HK)公佈中期業績,截至2024年6月30日止首6個月期間,集團的總計收入增加82%至49億港元,該收入來源主要來自倫敦半島住宅公寓完成出售四套單位後所獲得的17億港元收益。
集團2024年上半年的財務表現未如預期。於2024年上半年,綜合收入增加89%至46億港元,而除開業前及項目支出的綜合利息、税項、折舊及攤銷前營業盈利則增加16%至5.80億港元,當中已計及於期內完成出售的倫敦半島住宅公寓所錄得的收入。整體而言,集團於回顧期內錄得股東應占虧損4.48億港元(包括物業重估虧損1.39億港元),而去年同期則錄得盈利9400萬港元(包括物業重估收益2.22億港元)。集團錄得基本虧損2.57億港元,相較於去年所錄的基本盈利2500萬港元。
集團於年度首六個月業績較遜於去年同期主要原因如下:集團總計利息、税項、折舊及攤銷前營業盈利(不包括出售倫敦半島住宅公寓的利息、税項、折舊及攤銷前營業盈利)減少了9700萬港元,此乃由於紐約半島酒店正在進行翻新,而新開業的倫敦及伊斯坦堡半島酒店仍然需要時間達至穩定的營運階段,加上數間其他半島酒店所在市場狀況疲弱;折舊總額上升1億港元,主要由於倫敦半島酒店於2023年9月開業;淨融資費用增加至237百萬港元,此乃由於集團於倫敦半島酒店開業後不再資本化有關該酒店項目的借貸利息,以及利率高企;截至2024年6月30日止6個月,集團錄得投資物業重估虧損1.39億港元,而去年同期則錄得重估收益2.22億港元。
由於多家酒店的營運業績遠低於預期,加上利率上升導致利息成本增加,出售倫敦半島住宅公寓的收入回收時間較預期更長,此外,物業重估也錄得了預期之外的虧損。儘管於回顧期內的盈利表現不佳,集團的財務狀況依然穩健,股東應占淨資產為359億港元(每股21.53港元),相較於141億港元的外部淨貸款,淨對外債務與資產總值比率為25%。集團最近獲得日本信用評級機構頒發長期外幣和本幣計價債務的A級信用評級。
