大行評級|大摩:香港地產股首選信置 目標價為10港元
摩根士丹利發表報吿指,與同行相比,信置擁有較高的淨現金和酒店業務,有助於盈利和股息保持韌性,維持“跑贏大市”評級,目標價10港元,是該行在香港地產股首選。
大摩預計,信置今財年每股派息將按年增長2%至0.59港元,意味着股息率為7%。由於開發利潤下降,該行預計2024財年每股盈利為0.62港元,按年下降19%。每股派息為0.59港元,按年增長2%。此外,大摩預計,信置上半年香港物業銷售額為35億港元。今年首四個月,香港整體零售銷售額按年下降5%,大摩預計信置2024財年零售租金將下降2%。
