格隆匯4月26日丨大悦城(000031.SZ)公佈2023年年度報吿,2023年,面對日益複雜嚴峻的外部環境,公司迎難而上、穩中有進。銷售排名創歷史新高,全年實現簽約461億元,銷售排名提升至第29位,較去年上升4位;資產盤活成果顯著,實現多宗整售交易;購物中心成功實現了無錫江南大悦城、京西大悦城、廣州大悦匯、成都天府大悦城、天津西青大悦匯5個項目高質量開業;組織架構持續優化,為穩健可持續發展打下了堅實的基礎。

2023年,地產行業整體承壓,公司堅持"雙輪雙核"發展模式,多措並舉加強市場營銷,加快庫存去化,全面推進精細化管理和運營效率,實現穩健經營。報吿期內,公司實現營業收入367.83億元,同比減少27.95億元,同比下降7.06%。綜合毛利率26.47%,較上年同期24.06%上升2.41個百分點;毛利額97.36億元,同比增加2.14億元,上升2.25%。報吿期內,公司實現淨利潤1.21億元,同比增長23.44億元,實現扭虧為盈;歸母淨利潤-14.65億元,同比減虧49.17%。報吿期內,經營活動淨現金流106.42億元,同比增長292.61%,經營性現金流良好。報吿期末,公司總資產1,980.61億元,較年初下降7.63%;歸屬於上市公司股東的淨資產138.43億元,較年初下降10.13%。

分業務類型看,受結算規模降低和結算項目變動影響,本期銷售型業務實現營業收入290.44億元,同比下降13.31%,毛利率19.56%,同比下降0.84個百分點;隨着消費市場及商業客流平穩恢復,投資物業及相關服務實現營業收入53.93億元,同比增長24.35%,毛利率61.24%,同比上升8.29個百分點;酒店收入9.70億元,同比增長75.14%,毛利率35.27%,同比上升21.06個百分點。投資與運營方面,公司堅持聚焦資源,力控風險,重點佈局一線以及強二線城市,確保高質量投資。報吿期內公司獲取3宗地塊,土地面積7.65萬平方米,計容建築面積16.8萬平方米,土地款總額63.34億元,新增項目平均樓面價為37,710元/平方米,平均溢價率1%。從投資佈局來看,新增土地儲備主要位於南京、西安、上海。報吿期末,公司土地儲備主要分佈於京津冀、長三角、長江中游、粵港澳大灣區、成渝等核心都市圈,土地儲備可售貨值約1,526億元(不含一級開發舊改等土儲項目)。

資金管理方面,公司加強資金集中管理、平衡資金流動性與風險控制;積極拓寬融資渠道、降低融資成本,提高償債能力;在國家建立房地產調控長效機制的行業環境下保障了公司現金流安全,實現公司穩健的財務發展。2023年,公司新增借款平均成本3.72%;全年平均融資成本4.61%,較2022年下降0.21個百分點。報吿期內,公司及控股子公司發行公司債券共計30億元,合理安排負債期限比例,優化債務結構。報吿期內,中誠信國際信用評級有限公司、中證鵬元資信評估股份有限公司維持公司AAA主體信用評級。
