《本地樓市》「利奧坊-首隅」及「SEASONS PLACE」再加推 十大屋苑周末成交企穩雙位數
恆地(00012.HK)大角咀「利奧坊-首隅」昨日(24日)加推價單3號共涉25伙,包括12伙兩房戶及13伙一房戶,單位實用面積由272至353平方呎,折實售價由532.86萬起,折實呎價由17,024至21,331元。25伙定價總值約1.6億元。發展商於同日上載全新銷售安排,推出20伙於本周四(28日)發售。恆基物業代理董事及營業(二)部總經理韓家輝表示,該盤自推售以來,市場反應理想,至今共沽37伙。
由華潤置地(海外)及保利置業(00119.HK)合作發展的啟德「澐璟」於過去周六(23日)再錄2宗新成交,總成交金額逾1.7億元。項目開售至今累售148伙,套現逾71億元。
會德豐地產及港鐵(00066.HK)合作發展的日出康城「SEASONS PLACE」首輪銷售368伙上周末沽清。發展商已加推價單4號,並於本周三(27日)盡推282伙單位。
二手市場方面,中原地產十大屋苑過去周末錄得19宗成交,按周下跌32.1%,數字雖連跌兩周,但亦已連續4周企穩雙位數交投量。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,過去3天有多個一手新盤開售,爆發新盤戰,當中將軍澳新盤單日沽清首輪發售的368伙,銷情叫好叫座,令昨日一成交量錄逾400宗,創撤辣後單日新高。本月一手成交量暫錄約3,500宗,銷情理想。一手新盤百花齊放,二手交投難免受壓,短期內成交仍側重於一手市場,二手業主叫價仍未敢進取,只輕微收窄議幅,部份買家為購心水戶更會追價入市,相信後市平穩。
據美聯物業分行統計,剛過去周末十大屋苑錄得約21宗買賣成交,按周減少約25%,但於撤辣後已連續4個周末10大屋苑均能保持逾20宗的雙位數活躍水平。至於按十五大屋苑計算,上周末則錄得約24宗成交,按周跌22.6%。美聯物業住宅部行政總裁布少明表示,隨著下半年美國有機會減息,凝聚的購買力將會進一步釋放,並支持樓價喘定回升。
綜合利嘉閣地產分行網絡數據,在過去的周末十大指標屋苑錄得13宗二手成交,按周下跌41%,自全面撤辣後已連續四周維持在雙位數水平。
