第一太平戴維斯最新發表的2024年3月香港住宅銷售市場報告指出,撒辣預計會促進住宅成交,但價格可能持平。報告預計,撒辣將刺激國內買家和人才在本地市場買樓。預測今年住宅成交將大幅增加,將上升40%至50%,達到約6萬至6.5萬宗交易。這股需求激增促進發展商在市場情緒改善的情況下推出他們的一手新盤。 報告指,2023年第四季,其他地區的豪宅成交量仍然疲弱,市場情緒低迷,導致豪宅價格下跌約1%至2%。取消買家印花稅(BSD)預計將鼓勵一些國內高資產淨值人士重新考慮在未來幾個月內投資於本地超豪宅市場,尤其是那些已經在香港擁有足夠資本的人士。 預計本輪撤辣將有可能使交易量恢復至疫情前水平,每年約達60,000宗交易。因為大部分市場基本面保持不變,預計住宅價格最多持平。 第一太平戴維斯表示,由於更多超級豪宅業主可能面臨財務困境或有特定原因使他們出售持有物業,過去一直被緊緊持有的超級豪宅可能在今年開始變得更易購入。真正現金流充裕的買家正在觀察這個利基市場,靜待價格合適時出手。第一太平戴維斯研究及顧問諮詢部董事湯卓軒指出,全面撤辣應會在未來幾個月內促進住宅成交量的增長,而價格可能會在最好的情況下趨於平穩。
