《本地樓市》美聯料3月一手交投升至4,500宗 創98年11月後新高
美聯物業住宅部行政總裁布少明表示,美國聯儲局公佈最新議息結果,息率一如市場預期維持不變,並已連續5次未有加息,根據聯儲局公佈的點陣圖顯示,預期今年內會減息0.75釐。至於本港方面,今次大型銀行同樣維持最優惠利率不變;隨着美國息率見頂,加上2月底本港樓市全面撤辣後,樓市氣氛明顯好轉,住宅物業交投顯着上升,特別是新盤市場。預期3月一手成交量有望升至4,500宗,屆時將創自1998年11月以來的單月新高。
據美聯物業研究中心綜合一手住宅物業銷售資訊網資料及市場消息,3月首20日一手成交量已錄約2,800宗,較2月全月268宗大幅高出超過9倍。隨着撤辣後住宅市場交投升溫,加上月內再有大型項目即將登場,因此估計3月全月一手成交量最終有望錄4,500宗;二手方面,撤辣後二手住宅交投同樣顯着增加,綜合美聯分行資料,全港35個大型屋苑每週成交量於撤辣後已連續3周錄得逾百宗水平,平均每週約125宗,較去年全年平均約54宗亦高出約1.3倍。
布少明表示,撤辣後一二手交投呈旺市表現,而根據近5年樓市表現,旺市一般爲3至6個月,當中最長爲2021年上半年的6個月,而最短爲2023年首季的3個月;不過,今次歷史性全撤辣,相信積壓已久的樓市購買力會持續釋放。若然年內美國減息,本港息率亦有機會跟隨回落,相信屆時將進一步增加「租轉買」上車客、「換樓」業主以及「長線收租」投資者的入市意欲,因此估計今次旺市有機會比過往更長。
