《大行報告》摩通料未來一至兩個月樓市成交保持對較高水平 樓價短期穩定但可能會再次走弱
摩根大通發表報告指,近日有報道指過去一個星期一手及二手住宅成交均有所放緩,令昨日(18日)本地地產股股價跑輸恆指約2%,認為是《財政預算案》公布後被壓抑的需求帶動成交異常強勁,目前交投已恢復至正常化的溫和放緩情況。
該行預期,在未來一至兩個月內,樓市交投可能仍會保持在一個相對較高的水平,當中由於發展商更積極推出新盤,並提供更吸引折扣優惠,令一手成交表現出色,相比下二手交投放緩得更快。摩通又指,來自中國內地的買家更傾向於選擇新盤,亦是主因之一,預測樓價可能會在短期內趨於穩定,但由於新供應庫存水平仍然較高,未來樓價可能會再次走弱。
短期內該行相信本地發展商股價表現可能會維持區間波動,當中更看好長實(01113.HK)及信置(00083.HK),在內房發展商方面則偏好華潤置地(01109.HK)、中國海外(00688.HK)、中海物業(02669.HK)及保利物業(06049.HK),相對看淡萬科(02202.HK),並建議避開所有民營內房。
