《大行報告》大摩:九龍倉置業(01997.HK)去年派息略優於預期
摩根士丹利發表報告指,九龍倉置業(01997.HK)去年每股盈利按年跌3%至2.03元,每股派息按年跌2%至1.28元,略勝於預期,主要是酒店業務轉好及財務成本較預期低。該行給予其目標價為29元,評級為「增持」。
該行又指,集團去年下半年零售收入按年升9%,海港城出租率改善至97%,時代廣場則改善了1個百分點至95%,同時去年辦公室收入按年跌6%,其中海港城辦公室出租率穩定,時代廣場則稍微上升。
另外,該行指,集團去年下半年酒店收入按半年升24%,利潤擴張至1.42億元,期內利息支出按半年升2億元。儘管下半年利率達6.2%,其利息支出受到控制,主因出售合共72億元長期投資以減少借款。(ca/k)
