研報掘金丨國泰君安:維持保利發展“增持”評級,拿地權益比維持高位
國泰君安研報指出,前2月保利發展(600048.SH)銷售金額降幅達到44%,整體房地產市場還有待企穩;因銷售端未企穩土地投資偏謹慎,但拿地權益比維持高位。鑑於當前供給端和需求端政策同時發力,公司也在聚焦核心城市換倉,維持2023~2025年EPS分別為1.01/1.09/1.24元,維持增持評級,維持目標價20.66元。公司2024年度至2025年度現金分紅率從過去的不低於20%提升至不低於40%,預計2024 年股息率將提升至4.7%左右。
