世邦魏理仕料新增沙田住宅地賣出機會高 全面撤辣令市場氣氛立即好轉
世邦魏理仕香港估值及諮詢服務部資深董事梁顯政表示,對今次政府賣地計劃持樂觀看法。今次政府新加入沙田住宅地,會在第二季推出。這幅地皮面積偏細,可建約200多個單位,而地點亦位處於市區,預計這將引起發展商投標興趣,相信賣出機會高。
他指,在全面撤辣的情況底下,市場投資氣氛應該會立即好起來,亦會帶動發展商重新審視自己的貨源和投地計劃,相信亦都會對投地有振奮作用。金管局同時將物業發展項目融資比率上限回復至2017年以前的水平,這個新措施亦會幫助發展商在投地的計算上達到更好的彈性。
