《大行報告》瑞銀上修今年樓價預測料跌約半成 看好信置(00083.HK)、恆地(00012.HK)及領展(00823.HK)
瑞銀發表報告指出,港府新一份財政預算案對市場帶來正面驚喜,完全取消住宅印花稅符合該行預期,同時意外宣布更多流動性措施以支持發展商,或可為高槓桿發展商提供流動性支持,從而部分緩解新盤銷售壓力。因此,該行將今年樓價預測由原來的下跌5%至10%,上調至下跌約5%。如住宅租金進一步回升,該行預期住宅市場情緒將在下半年有所改善。
該行認為,發展商中看好信置(00083.HK),認為其淨現金狀況強勁。該行亦看好恆地(00012.HK),因北部都會區收回農地速度較快。最後該行認為領展(00823.HK)應受惠於印花稅較低、潛在的房地產投資信託基金互聯互通,以及對2元的公共交通補貼的審查。相比之下,鑑於資本開支上升及負債憂慮下,該行對港鐵(00066.HK)看法略為負面。
