新地(00016.HK)年內推多個主要項目 採高度選擇性策略補充土儲
新鴻基地產(00016.HK)公布截至去年12月底止中期業績,表示為應對大環境的挑戰,集團非常重視現金流管理,繼續恪守審慎的財務原則,包括嚴格控制資本支出,以及採取高度選擇性的策略補充土地儲備,加上集團的優質物業投資組合和非地產業務帶來穩健且龐大的經常性收入,相信有助集團安然渡過經濟逆境。
物業銷售方面,期內推售的天水圍YOHO WEST 第1期、屯門NOVO LAND第2A期和香港中文大學旁的University Hill等項目銷情理想。集團會繼續在項目準備就緒後推出市場,預計未來10個月會在香港推售多個主要項目,包括元朗The YOHO Hub II、屯門NOVO LAND第三期、YOHO WEST第二期、啟德天璽.天和天璽.海第一期,以及位於馬鞍山附近的西沙大型項目第一期。另外亦會推售已落成的待售住宅單位和部分非核心物業,包括已完成翻新位於中半山的帝景園。
內地方面,新地計劃推售上海濱江凱旋門新一期單位,以及杭州國際金融中心合作發展項目的新批次。
集團正逐步擴大物業投資組合,加強經常性收入基礎。其中服務式住宅項目TOWNPLACE WEST KOWLOON已於去年十月開始試業。連同該項目,集團共擁有逾120萬平方呎、位於不同地點及類型的服務式住宅項目。
新地透露,旗艦商場元朗形點的擴展部分元點和觀塘The Millennity基座的商場預計在今年開業。至於內地方面,南京IFC商場部分已在今年1月開始試業,上海ITC第三期B座寫字樓和旗艦商場ITC Maison,將分別於2025年竣工及分階段開業。
